About the Lots
- All utilities have been installed on the properties.
- The electric conduit has been installed, and Coastal Electric Cooperative will install the wiring once they have a permit for the first home on one of the vacant lots.
- The water line infrastructure has been installed, and boxes are already placed at the edge of lots. Coordination with Eagle Neck HOA is underway for connecting the water line, and the seller aims to minimize disturbance during the process.
- You can put a hangar AND a home on each lot, but you CANNOT build the hangar first and a home later (you CAN do the reverse).
- Minimum square footage requirement for the home is 1,500sqft for a one-story home and 2,000sqft for a two-story home (with the first floor being a minimum of 1,200sqft). Max height you can go is two stories or 35ft in height, whichever is less.
- Modular homes or house trailers, exposed block walls will NOT be permitted, commercial metal materials as exterior are not permitted (you can build with it but must have a facade), and all plans must go through the ARB for approval.
- Aircraft Hangar max size is 3,000sqft.
- You are allowed to buy two lots adjacent to each other and put a home on one lot and your hangar on the second lot, so as the lots are connected.
